The demand for rental housing in established urban neighborhoods is ever increasing. Building upon the success of our urban communities business model, PSW Real Estate has set out to establish a new standard in environmentally sustainable, Class A “boutique” apartments to meet this demand. The will be branded as “Magnolia” communities.
The desire for urban housing remains strong, but it is nuanced. More than ever, location-based amenities such as nearby restaurants, retail, and cultural venues are driving rental housing choices, particularly among the 80 million Generation Y Millennials in their 20s and 30s and their baby boomer parents.
Environmentally Sustainable Design
At 30 – 35 units on average, Magnolia apartment communities will be far more efficient to build than traditional mid-rise projects that require parking garages and feature rarely (if ever) used on-site amenities, such as swimming pools and fitness centers.
At PSW we are proud to consistently include as standard the features that everywhere else are considered to be upgrades. Magnolia Properties is no exception. The apartments include smart phone enabled remote monitoring systems that allow residents to control lights and thermostats, and gives them key-less access to their units. Surround sound speaker systems come pre-wired, and the apartments are equipped with washers and dryers, fully attached garages, and gated automobile and pedestrian access. Magnolia Properties are unlike anything else on the market.
Consistent with PSW’s development principals, Magnolia communities will be sustainably built. Particular attention will be paid to the energy efficiency and durability of the materials used in construction. We seek to create as little waste as possible when we build. Almost 90 million tons of construction debris is generated annually in the United States. That’s 35% of all waste we produce. By maximizing the durability of the materials we use to build and finish-out, we ensure that we minimize our impact while keeping repair and replacement costs as low as possible over the life of our properties. With this project, PSW will divert at least 50% of all non-hazardous construction and demolition waste from the landfill. We will give preference to not only salvaged and pre-used materials, but materials that contain recycled content from regional manufacturers – supporting the American economy and protecting the earth.
Magnolia projects will incorporate ENERGY STAR level insulation, made of rapidly renewable or recycled materials where possible. Our communities are built to maximize natural lighting, with low E windows and doors and light colored, reflective roof materials. The property will be landscaped with native drought resistant plants, irrigated by both rain capture and drip systems where possible.
Finally, Magnolia apartments will feature energy efficient CFL and LED lighting packages with motion and daylight sensors as well as ENERGY STAR appliances (including thermostats), high efficiency HVAC units shaded from direct sunlight, high-efficiency toilets, shower heads, and individual unit water metering to promote resident water conservation.
Product Design Concept
Above all, the location of the Magnolia communities is the biggest selling point. Location is the amenity most capable of drawing in and satisfying the tastes and desires of the Generation Y target renters. At 30 – 35 units on average, the communities will also provide the sense of social connection Millennials are looking for.
PSW will primarily develop urban-infill garden walk-up apartments. The apartments will be stick-built, slab-on-grade and surface parked. It is a design concept that is far more efficient to build than traditional mid-rise urban projects that require structured parking garages and rarely used on-site amenities. By forgoing on-site amenities and parking garages we are able to build larger units than competing mid-rise complexes. Magnolia apartments will average a far more livable 900 square feet than the more common 800 – 850 square foot units offered in mid-rise developments.
