The Property Maintenance Manager will be responsible for providing maintenance, operational and administrative support to assist the Property Manager with maintaining the physical condition of multiple (3) residential class A apartment buildings (with potential commercial space) in Austin, Texas. The Maintenance Manager will perform daily inspections and execute maintenance requests by diagnosing problems, making repairs and ensuring that service requests and repairs are made in a timely manner. The Maintenance Manager will act as an on-site liaison between tenants, vendors and the management team.

Responsibilities:
- Monitor physical condition of assets on daily basis, perform routine cleaning and repairs to maximize appearance and execute larger work orders in conjunction with third party vendors;
- Ensure all work complies with all applicable codes, regulations and company directives related to building operations and work safety;
- Troubleshoot, diagnose and repair HVAC, electrical, plumbing, pool, flooring, carpentry, dry wall, exterior
- Responsible for 100% Ready Apartments for Move-in
- Prompt and efficient response to resident maintenance requests
- Supervise work performed by outside contractors. Contracted work includes landscaping, parking lot sweeping, security services, HVAC filter replacements, etc.
- Perform assigned repairs, emergency and preventative maintenance;
- Review assigned work orders and estimate time and materials needed to complete repair;
- Maintain property lighting systems, including ballast repairs and replacements;
- Procure bids for all contracted services, major repairs, and/or improvement projects;
- Provide Property Manager with administrative support, as required;
- Other general duties as assigned
Qualifications:
- High School diploma or equivalent required;
- 2-3 years of multi-family property maintenance experience preferred;
- City of Austin Maintenance Technician License preferred;
- Prior experience in Multifamily Community maintenance, plumbing, carpentry, electrical, and painting preferred
- Strong knowledge of basic plumbing, electrical, HVAC, sheetrock, general carpentry, landscaping and general maintenance skills;
- Experienced in the use of basic cleaning supplies and equipment;
- Reliable transportation for travel between properties;
- Working knowledge of Microsoft Office (Excel, Outlook, MS Word);
- Ability to determine priority of work assignments and communicate well with direct supervisor on daily work schedule and needs;
- Must be willing to work after-hours and on weekends as needed;
- Highly entrepreneurial self-starter with the ability to take projects to completion.
- Yardi experience a plus
- EPA or HVAC certification; CPO certification preferred
